To his nephew Frank West Wilburn, all his real and personal property upon trust. He to receive all incomes and rents, keeping property in repair, and maintaining insurance on the property, taking 3% for his trouble. The balance to be given to his solicitors, Taylor and Newborn annually, and used to pay off mortgages, and remainder to go to his grandson Bertram Ward for his life and after to his first and every other son, such son of his elder so taking precedence. On failure of these directions the same to apply to the first and every daughter. He directs every person within 12 months who has inherited, or is under the age of 21, within the next 12 months assume the surname of Kelsey and apply for and endeavour to obtain a Royal license or similar for that purpose. He revokes previous wills.
